E4D, Mygrant Glass, and Section Stack have each leased industrial space at Class A urban industrial development Parc NorthEast in Richardson. Real estate development company Jackson-Shaw leased the space in the 434,640 square foot, four-building development. Parc NorthEast is the first speculative development in Richardson in 20 years.
Kuehne & Nagel renewed their lease of 267,902 square feet of industrial space at 1800 Waters Ridge, Ste. 400 in Lewisville. CBRE’s Steve Trese and Wilson Brown represented the landlord, Teachers Insurance & Annuity of America. Blake Anderson, with Savills, represented the tenant.

Country Bible Church in Kaufman sold 370,260 square feet of vacant land on Kelly Blvd. near President George Bush Turnpike. Lane Kommer of Henry S. Miller represented the tenant. Randall Chrisman with The Chrisman Company represented the buyer, Harlan Properties, which seeks to develop townhomes.
Office
SEDCO Capital sold 170,000 square feet of office and industrial space in Fort Worth for $29. 25 million. SEDCO Capital acquired the property in 2001 and exited the investment with an 11.24% IRR for investors in January 2020. The property is currently leased to Galderma Laboratories, a pharmaceutical company previously owned by Nestle.
Paragon Healthcare, Appen Inc., and a major division of Samsung leased a combined 145,000 square feet at Plano class A office complex The APEX. Brad Struck and Roy Reis at ESRP represented Paragon in their 70,000 square foot lease. Clay Vaughn and Preston Lynn at CBRE represented Appen Inc. in its 50,000 square foot lease, and Scott Hobbs and his team at Cushman & Wakefield represented the major division of Samsung in its 25,000 square foot lease. The three deals occupy nearly 80 percent of the 186,245 square foot space on W. President George Bush.
Sheppard, Mullin, Richter & Hampton LLP renewed and expanded its Dallas office lease in Chase Tower downtown. The deal doubles the office footprint, expanding it from 25,902 square feet to 51,804 square feet. As part of the lease agreement, the office will undergo a full renovation that will modernize office operations while allowing the firm to continue its day-to-day work. JLL managing directors Brooke Armstrong and Bret Hefton represented the tenant in the lease negotiation. Stream Realty’s JJ Leonard and Matt Wieser represented the landlord, Fortis Property Group.

Institutional Property Advisors (IPA), a division of Marcus & Millichap, sold The Julian at South Pointe — a newly constructed, 225-unit multifamily asset in Mansfield. IPA’s senior managing director, Drew Kile, Will Balthrope, executive managing director, and Joey Tumminello, director, represented the seller. Carleton Companies and M.R. Development Corp. procured the buyer, Short Real Estate.
Retail
Addus HomeCare will become a new tenant at The Offices Two at Frisco Station, a 210,000-square-foot, Class A speculative office building developed by VanTrust Real Estate. The relocation will expand Addus HomeCare’s office space from its existing 31,000 square feet to roughly 75,000 square feet. With more than double the space, the company hopes to add 50 more employees to its 146-person team in the next five years. The Offices Two at Frisco Station will have 52,000-square-feet of leasable space remaining.
A local private investor purchased a 20,729 square foot, multi-tenant retail property at 8740 Ohio Dr. in Plano. The center features high-quality construction and internet-resistant tenants and is stabilized at 100 percent occupancy. CBRE’s Jared Aubrey, Michael Austry, and Matt Banas arranged the sale.
Rankin Family L.P..P. sold a 20,700 square foot former Dollar General store on 1.9 acres on South Freeway in Fort Wort to a private investor. Nick Talley, executive vice president and managing partner of Bradford Commercial Real Estate Services, and Katherine Graham, broker associate, represented the buyer in the direct deal.
The Halal Guys leased 1,830 square feet in Southlake’s Gateway Plaza Shopping Center. The space will house the brand’s first location in Southlake and the third location for franchisee Shezad Jiwani. CBRE’s Thurston Witt represented the tenant.

Marcus & Millichap sold Legacy Self Storage—a 15,628 square foot self-storage facility located in Plano— according to the firm’s Fort Worth office. Brandon Karr, senior vice president of investments and Danny Cunningham, first vice president of investments in Marcus & Millichap’s Fort Worth office, represented the seller. The buyer is a DFW-based investor purchasing his second storage facility.
