Exegistics Government Solutions renewed its 59,517 square foot lease at 2130 French Settlement Rd. in Dallas.  Sean Smith and Jade Scott of Whitebox Real Estate represented the tenant.

E4D, Mygrant Glass, and Section Stack have each leased industrial space at Class A urban industrial development Parc NorthEast in Richardson. Real estate development company Jackson-Shaw leased the space in the 434,640 square foot, four-building development. Parc NorthEast is the first speculative development in Richardson in 20 years.

Kuehne & Nagel renewed their lease of 267,902 square feet of industrial space at 1800 Waters Ridge, Ste. 400 in Lewisville. CBRE’s Steve Trese and Wilson Brown represented the landlord, Teachers Insurance & Annuity of America. Blake Anderson, with Savills, represented the tenant.

A private investor purchased a 35,000 square foot industrial multi-tenant property located at 923 Avenue J in Grand Prairie. CBRE’s Johnny Dunn, Jared Aubrey, and Michael Austry arranged the sale.

Continental Battery Corporation, represented by Jeremy Mercer and Turner Peterson at Mercer Company, leased 20,000 square feet in Grand Prairie on Carrier Pkwy. Mark Graybill of Lee and Associates represented the landlord, Icon NEWCO Pool 6.

Total Quality Labels, represented by Jeremy Mercer at Mercer Company, leased 13,724 square feet of industrial space on Cash Rd. The area is located in West Dallas near the Trinity River.

Self Defiance Supply leased 13,500 square feet on Industrial Dr. in Richardson. Chandler Mason at Mercer Company represented the tenant.

CJM2 Properties sold 10,800 square feet in Plano to Paul Lajoie. Chandler Mason and David Wilganowski of Mercer Company represented the seller.

Main Mercer Properties purchased 10,800 square feet on Sylvania Ave. in Fort Worth from Rhode Tarrant Properties. Corby Hodgkiss of Mercer Company represented the buyer.

Pollution Control Products Company leased 10,000 square feet in Northwest Dallas on Freewood Rd. Keenan Cook and Corby Hodgkiss at Mercer Company represented the landlord, Vivian Jones Management Trust.

Capex Outsource and Irise Technology have each leased space in Grapevine on Port America place. Irise Technology, doing business as Crossfire Car Audio, had leased 6,562 square feet, and Capex Outsource has leased 4,833 square feet. Andrew Johnson at Mercer Company represented the tenant in each of the deals.

Apex Plastics and Tooling, C Corp leased 7,600 square feet in Garland from SVTronics. Tucker Carson of Mercer Company represented the tenant in the deal for the space on Asset Dr.

Fancy & Stacy Management Inc. leased 7,000 square feet of warehouse space at 4301B Lindbergh Dr., Addison, from 4301-21 Lindberg Ltd. Brian Pafford, senior vice president and managing partner of Bradford Commercial Real Estate Services, Susan Singer, executive vice president at Bradford, and Ryan Coretz, broker associate at Bradford, represented the landlord. Rich Young Jr. of the Rich Young Co. represented the tenant.

Sundance Electrical LLC leased 6,000 square feet on E. Loop 820 N. in Fort Worth. Dylan Neal and Keenan Cook of Mercer Company represented the landlord, Riverbend Properties.

Texas CNG Now leased 5,000 square feet on Bedford St. in West Dallas. David Guinn at Mercer Company represented the tenant.

Joiner-Meade-Capers and Field Tool Supply Company Southwest leased space at 1000 Post and Paddock St. in Grand Prairie. Joiner-Meade-Capers leased 4,875 square feet, while Field Tool Supply Company Southwest leased 3,250 square feet. Corby Hodgkiss of Mercer Company represented the landlord, G.P. Post, and Paddock in each of the two deals.

U.S. Health Advisors and Unity Counseling have leased space at Quorum West. U.S. Health Advisors leased 3,705 square feet in the Fort Worth space, and Unity Counseling leased 861 square feet. David Cason and Jake Neal with Holt Lunsford Commercial represented the owner, Hickman Investments, LTD in both deals. Mike McCoy with Avison Young represented the tenant in the deal with U.S. Health Advisors.



Miracon Technologies leased 3,428 square feet on S. Sherman St. in Richardson. Chandler Mason at Mercer Company represented the tenant.

Clarity Government Services LLC renewed 3,391 square feet of industrial flex space in Sunbelt Business Center in Addison. Michael Huge of Huge Realty Advisors represented the tenant.

Building Contractors Inc. and Cyro Solutions LLC have each renewed 2,344 square feet of industrial flex space in Whitlock Business Center in Carrollton. Brian Pafford, senior vice president and managing partner of Bradford Commercial Real Estate Services, Susan Singer, executive vice president, and Ryan Coretz, broker associate, represented the landlord, Kennington Whitlock 2 LLC, in the direct deals.

PDB Tools Inc. leased 2,134 square feet in Grapevine. Andrew Johnson of Mercer Company represented the tenant in the deal for the space on Minters Chapel Rd. Stockbridge Port America L.P. was the landlord.

On Robot U.S. Inc. expanded its U.S. headquarters at Urban Towers in Las Colinas to 2,078 square feet. Jade Scott and Brendan Zrowka of Whitebox Real Estate represented the tenant.

Country Bible Church in Kaufman sold 370,260 square feet of vacant land on Kelly Blvd. near President George Bush Turnpike. Lane Kommer of Henry S. Miller represented the tenant. Randall Chrisman with The Chrisman Company represented the buyer, Harlan Properties, which seeks to develop townhomes.
Office

SEDCO Capital sold 170,000 square feet of office and industrial space in Fort Worth for $29. 25 million. SEDCO Capital acquired the property in 2001 and exited the investment with an 11.24% IRR for investors in January 2020. The property is currently leased to Galderma Laboratories, a pharmaceutical company previously owned by Nestle.

Paragon Healthcare, Appen Inc., and a major division of Samsung leased a combined 145,000 square feet at Plano class A office complex The APEX. Brad Struck and Roy Reis at ESRP represented Paragon in their 70,000 square foot lease. Clay Vaughn and Preston Lynn at CBRE represented Appen Inc. in its 50,000 square foot lease, and Scott Hobbs and his team at Cushman & Wakefield represented the major division of Samsung in its 25,000 square foot lease. The three deals occupy nearly 80 percent of the 186,245 square foot space on W. President George Bush.

Sheppard, Mullin, Richter & Hampton LLP renewed and expanded its Dallas office lease in Chase Tower downtown. The deal doubles the office footprint, expanding it from 25,902 square feet to 51,804 square feet. As part of the lease agreement, the office will undergo a full renovation that will modernize office operations while allowing the firm to continue its day-to-day work. JLL managing directors Brooke Armstrong and Bret Hefton represented the tenant in the lease negotiation. Stream Realty’s JJ Leonard and Matt Wieser represented the landlord, Fortis Property Group.

Omnisys, LLC renewed their 13,139 square foot office lease at 16000 N. Dallas Pkwy in Dallas. CBRE’s Shannon Brown, Tommy Nelson, and Jackie Smith represented the landlord, BGP Tollway, LLC. Jon McNeil and Scott Hage with JLL represented the tenant.

Car Capital Corp. has subleased 8,773 square feet of office/showroom space at 1420 Valwood Parkway, Carrollton, from Vortex USA Inc. Jason Finch, market director of Bradford Commercial Real Estate Services, represented the sublessor. Rich Young of the Rich Young Co. represented the sublessee.

Cross Resource Group leased 2,497 square feet of office space in the Office Campus on Central Expressway S. in Allen from 1101 SCE LLC. Jared Laake, vice president of Bradford Commercial Real Estate Services, and Susan Singer, executive vice president, represented the landlord. David Kraft of RE/MAX represented the tenant.

Kelly Services renewed its lease of 1,765 square feet at 700 Highlander Blvd. in Arlington. Marshall Mays and Alan Rose wit Holt Lunsford Commercial represented the owner, 700 Highlander Partners.  John Leicht with Cushman & Wakefield represented the tenant.
Multifamily

The Julian at South Pointe in Mansfield


Institutional Property Advisors (IPA), a division of Marcus & Millichap, sold The Julian at South Pointe — a newly constructed, 225-unit multifamily asset in Mansfield. IPA’s senior managing director, Drew Kile, Will Balthrope, executive managing director, and Joey Tumminello, director, represented the seller. Carleton Companies and M.R. Development Corp. procured the buyer, Short Real Estate.
Retail

Addus HomeCare will become a new tenant at The Offices Two at Frisco Station, a 210,000-square-foot, Class A speculative office building developed by VanTrust Real Estate. The relocation will expand Addus HomeCare’s office space from its existing 31,000 square feet to roughly 75,000 square feet. With more than double the space, the company hopes to add 50 more employees to its 146-person team in the next five years.  The Offices Two at Frisco Station will have 52,000-square-feet of leasable space remaining.

A local private investor purchased a 20,729 square foot, multi-tenant retail property at 8740 Ohio Dr. in Plano. The center features high-quality construction and internet-resistant tenants and is stabilized at 100 percent occupancy. CBRE’s Jared Aubrey, Michael Austry, and Matt Banas arranged the sale.

Rankin Family L.P..P. sold a 20,700 square foot former Dollar General store on 1.9 acres on South Freeway in Fort Wort to a private investor. Nick Talley, executive vice president and managing partner of Bradford Commercial Real Estate Services, and Katherine Graham, broker associate, represented the buyer in the direct deal.

The Halal Guys leased 1,830 square feet in Southlake’s Gateway Plaza Shopping Center. The space will house the brand’s first location in Southlake and the third location for franchisee Shezad Jiwani. CBRE’s Thurston Witt represented the tenant.

Wild Birds Unlimited has leased 1,561 square feet at Preston Wade in Frisco. Chris Flesner and Stephanie Jacobs of RESOLUT RE represented the landlord. Angela Harwell of Orion Real Estate Group represented the tenant.

Online custom t-shirt creator, Custom Ink, negotiated the lease of 1,526 square feet in Park Village Shopping Center in Southlake. The space will house its first showroom in Texas. JLL’s Austin Speni represented the tenant. Venture Commercial’s Amy Pjetrovic represented the landlord, ShopCore Properties.

Misc.

Legacy Self Storage in Plano sold to a buyer opening their second storage space.


Marcus & Millichap sold Legacy Self Storage—a 15,628 square foot self-storage facility located in Plano— according to the firm’s Fort Worth office. Brandon Karr, senior vice president of investments and Danny Cunningham, first vice president of investments in Marcus & Millichap’s Fort Worth office, represented the seller. The buyer is a DFW-based investor purchasing his second storage facility.
